We invest equity in projects, back developers and acquire interests in joint venture formats for our clients. Our experience spans across property types, both traditional (e.g., office, industrial, rented residential, and retail, student housing and PRE).
Our investment professionals are skilled at executing investments across the risk/return spectrum. The private equity team has extensive resources, including accounting, acquisitions, dispositions, portfolio and asset management, due diligence, and construction/engineering professionals. The team is supported by the broader Althias platform, which includes all of our key business service groups.
Real Estate
Investing across the capital structure in debt and equity, Althias is a key player in global real estate investment. We provide holistic financial solutions that meet the objectives of our borrowers and investors. Our Impact Real Estate division seeks to help address the UK’s affordable housing needs.
Debt
Our end-to-end loan platform provides commercial real estate senior debt financing for a wide range of property investors and developers. Our loans use the assets as collateral for security and include strong covenant protection for our investors.

Althias is a leading real estate investor specialising in the acquisition, restructuring and resolution of commercial mortgage debt originated by other lenders.
Equity Investing
Althias equity strategies seek to capitalise on pricing anomalies and idiosyncratic opportunities with a core emphasis on fundamental research. Our investment products comprise long/short equity, convertible bond and event driven strategies.
Strategic Value Credit
Capturing value in stressed and distressed European credit, focusing primarily on the structural sell-down of non-core loans as well as dislocation driven opportunities, with an overarching focus on the senior secured part of the capital structure.

Current credit cycle approach
At the current point in the credit and real estate cycles, we seek to provide our clients with a conservative direct lending risk profile with a meaningful margin of safety. Our focus in the current market environment is on floating rates, medium-term loans for our pension fund clients and long-dated fixed-rate loans for insurance companies.

We invest equity and debt in senior, secured commercial and residential real estate loans in the UK, Europe and USA at high LTV ratios. The strategy is designed to be more opportunistic than others on offer in the market. We typically provide equity and senior loans/whole loans to experienced real estate sponsors who seek development funding, refinancing or leasing activity. Our investment team has direct deal origination capabilities across the markets where we operate.
